Paper: Forestland Properties Bachelor View Road

Summary:

There are  107 acres of Deschutes County Assessor designated "Forest Land" property in the city of Bend UGB for tax year 2016-2017.

There are 40.28 acres of assessor designated "Forest Land Properties" on a single road in the city of Bend: Bachelor View Rd.  Zoned: Low Residential Density.  "Agriculture, excluding the keeping of livestock" is a permitted by this Bend Zoning Code.

Observation:  

It would seem that a Low Residential Density with multi million dollar large acreage homes is a strange location for "Forest Land Properties" under the broad umbrella of growing trees.  Having gotten this permitted "Agricultural Use" and the tax advantages associated with it I doubt that it can be changed.  It should be.  Residential is residential.  Forest farming is another matter for another zone outside residential areas.

The first line of the above link is specifically related to all Forest Land designated properties located within County Code Area Number 1001 which is the City of Bend as defined by the UGB.  This line has the following information:

Number of acres:  107 Acres in the city of Bend Designated Forest Land Category:
    Taxable Assessed Value: $8,012.00
    Real Market Value: $15,439,580.00

The portion of these 107 acres in the city of Bend that is also in the "Highest and Best Use Forestland Category" is:  None.

Where are these 107 acres of land in the city of Bend that are assessed as "Forest Land"?

The minimum acres necessary to qualify is 2 acres.  Obviously narrowing it down to large lot properties in the city in an environment that has or can grow trees.

For example:  Bachelor View Road in the very southwest corner of the UGB is designated "Residential Low Density" is a good place to start to discover where this "Forest Land" Property is located in the city of Bend.
